Every year when I sit down to reflect on what our Real Estate team has accomplished, I’m reminded of why I love this work: everything we do, we do on behalf of you, our shareholders and beneficiaries. This past year gave us a lot to be proud of, and I’m excited to share it with you.
As of our August annual meeting, our combined real estate portfolio exceeded $71.9 million in value, spread across commercial assets in four states — Alaska, North Dakota, Oklahoma, and Alabama. Even as the commercial real estate market has stayed volatile, our portfolio has continued to outpace the competition, and I credit that to our strategic plan. We have acquired wisely, managed carefully, and are building for the long term.
The highlight of the year, without question, was completing construction on our new 25,000-square-foot office building at 641 Wynn Drive in Huntsville, Alabama. We broke ground in partnership with the Huntsville/Madison County Chamber back in August 2024 and received our Certificate of Occupancy in December of 2025. The construction marked the largest development project we’ve ever taken on.
We also welcomed two excellent new additions to the portfolio in 2026. The first is a Petco-anchored property in Soldotna, Alaska, giving us a long-term national tenant and dependable cash flow. The second is the Stewart Title building in Anchorage, located across 36th Avenue from the TTC headquarters building.
Across the board, our commercial assets remain fully occupied. We’ve kept our loan-to-value ratios conservative and strong — which means your portfolio is growing on a solid financial foundation. As part of our tax and settlement trust strategy, the Board has continued moving select commercial properties into the Trust, a move designed to maximize the long-term benefit you receive as shareholders.
None of this success happens without an outstanding team. I want to thank our Property Management Department, including Tyler Kalbfleisch, Benjamin Kompkoff, and Jason Totemoff, for the daily work that keeps millions of dollars in assets running smoothly across our portfolio.
Looking ahead, our focus stays the same: disciplined growth, operational excellence, and creating lasting value for you. It is a privilege to steward this portfolio on your behalf, and I’m proud of what we built this year.
And speaking of what’s next — I’m excited to share that we’ve acquired a 103-room hotel in Valdez, Alaska. It’s a terrific new addition to our footprint in Prince William Sound. Stay tuned for more information in our next shareholder update!
